Great house for 10 + guests. Very clean, great location, great sleeping arrangements. Check-in process was thoroughly explained and very easy. Pool & hot tub were fantastic! Highly recommend and would definitely stay here again.

Our family (7 adults and 4 children) stayed at this well appointed 5 bedroom home, with richly decorated beach theme, for the Thanksgiving holidays. We especially enjoyed the very large, high ceiling living and dining open floor plan which allowed us to relax around a large comfy sectional sofa. No need to bring extra pots or pans, etc. as the house was very well stocked to even give a nice dinner party in style with lots of dishware. I don't want to forget to mention the beds, lots of them, and very comfortable. There was so much to do and we couldn't get to everything, so of course we'll have to plan a future trip. Rent this one, you won't regret it!

What a wonderful surprise to enter this beautiful home with breathtaking views from almost room of Little Bay. The house was very open, spacious and perfect for entertaining a large group in the living area. The home is decorated in beautiful happy colors and there is plenty of sitting room to visit and enjoy watching the birds and dolphins. We only wish that we could have stayed longer but will stay here again when we have the opportunity to return to Rockport/Key Allegro. The children enjoyed the nigh fishing with the green lights off the long dock/pier. Thank you for sharing your home with us! We will visit again.

This house was recently remodeled and is all that it's advertised to be...and more! We enjoyed our family Christmas here in 2011. The interior is first rate, furniture and amenities new and clean. The bright, open interior and floor plan is great for family get togethers. The generous dock area is only feet from the back door. We have to agree that, compared to canal lots, the view from this house is spectacular. It was a pleasure staying at the house and doing business with honest, straight-forward owners.

We met family and friends at this beautiful home in Rockport for the new years weekend. The house is amazing! We travel to Rockport often, and this was by far the nicest home we've ever rented. There was plenty of room for all of us. We enjoyed having separate bedrooms for every couple, and each one of them was spacious and well appointed. The bright, cheerful coastal decor was just what I was looking for. The house was very clean, and had ALL the comforts of home. I'm a stickler for details, and didn't find anything wrong with this lovely home....down to the linens on the beds. We cooked gourmet meals in the fabulous open kitchen, and had all the dishes and utensils that we needed. The view of Little Bay was awesome, and there were plenty of dolphins, fish and birds to keep us entertained for hours. We all sat on the balcony every night and watched the "underwater show" with the help of the green fishing light. You can't go wrong with this home!

This house is absolutely amazing. It's in a wonderful location with great views. We enjoyed watching the fish and ducks in the underwater lights. We have stayed many places in Rockport, and this is by far the most beautiful! It is perfect for a big group. The boat lift and dock were great. We loved being able to jump right in the boat and go fishing. It was very easy dealing direclty with the owners (who are very nice) for rental. We spent 5 days here....we didn't want to leave....and we can't wait to go back.

Our stay at this house was great! It has a lot of room, and is perfect for family trips. Right on the water with a beautiful view, and easy access to the bay. I would definitely recommend to my friends and family.

The home was clean, bright, and nice. It accomodated our entire family nicely. Our three daughters are grown, married and have 2 children each; we also have a nephew who is like our own who was there. The kitchen has everything one needs. The sunsets from the decks and down by the water were so gorgeous. It was so relaxing. I believe the property was recently remodeled, so is nice. It's close to major grocery stores or whatever one needs. Plenty of linens. Our family hopes to go again.

When I was planning a get togrther with friends for my wifes 30th birthday I new we were going to have a blast reguardless of where we were staying.Along with this beautiful spacious house our guests were able to fish,relax,stay in and sleep or whatever they needed to do on this getaway/vacation.Every one in our party of 16 had a terrific time and cannot wait to do it again cause this home was so easy to just feel at home in.Also out of the five or so rentals in Rockport i have stayed at this one has to be hands down the most enjoyable.

We were fortunate to stay in this marvelous home for the month of November and enjoy a fabulous Thanksgiving week with all 17 members of our family. We had time to entertain friends, sisters and other family members before having the children come in. They flew in from 3 different collages, from Orlando and Chicago. The airport run was a busy one but we are thankful it is close by in CC. The home is spread out and comfortable for large familes with a sprawling back porch that is wonderful for morning coffee and bird watching. We saw so many different migrating ducks come flying in after their long voyage to their wintering grounds right there in Little Bay. It is centrally located only a few blocks away form the wonderful HEB supermarket, Walmart, doctors and dentists offices and the movie theater.. The best restaurants around are just down the road less than a mile. The dolphins cruised by each morning and the kids all enjoyed fishing off the back deck day or night. The boat lift was wonderful for us as we could keep our 24 ft Scout safe and dry out of the water at night. The boat ramp was so close at Llittle Bay so that we could use it to load up whenever we wanted to fish the jetties at Port A. The mattress were all so comfy with plenty of covers and blankets. It was very clean and neat. We loved the kitchen with all the windows surrounding the living area. We played many a game of Mexican train, "42" and taboo with the kids. The college kids seemed to enjoy it so much as they had plenty of room to spread out and catch up on one another's lives..plenty of room for quiet conversation. The 2 refrigerators came in handy as well as the spacious washers and dryers. We even had an emergency dentist intervention with an excellent results. One daughter and her family stayed at the Holiday Inn which was close by. Having the airport close by (a 45 min drive to CC) was a definite plus. We are so grateful to the Kappmeyers for allowing us to stay in their wonderful home. They were always ready to answer any questions we had and were very helpful. We would stay here again as we all agree this is the best home we have had in the 22 years of coming down to Rockport.

This was a beautiful home with a wonderful view! You can watch the porpoise play in the water during the day and see absolutely stunning sunsets!! One morning we saw a deer jump off the pier and splash through the water! We kayaked and fished right off the property. It has an excellent porch to relax, read and enjoy nature. Definitely would return!

My husband, mom and and I spent a few days in this lovely home. Being land locked in the central part of the US, we were excited about staying in a home that had pretty water views and possibly seeing some sea life. This home and the view exceeded all expectations. Inside this home, we found soothing colors and such an inviting vibe we never wanted to leave. The owners have provided such a personal touch in all of the rooms. The kitchen was well stocked with any dishes or utensils we needed. I don't know if this is typical but around 5:30 each evening was when we saw the dolphins. We sat on the back upstairs or downstairs porch, had a cocktail and watched dolphins and all sorts of birds. Sadly, we had to leave but are already making plans to come back to this beautiful home with its incredible view.

My family celebrated our Mother's 80th surprise birthday on the Riviera. We had 4 generations of family in from College Station, Virginia and S. Carolina. This property was everything we thought it would be and more. There was plenty of room for everyone to spread out and even find some peace and quiet with 14 people under one roof. The views to watch the sun peak over the bay and set was extraordinary. The young adults spent alot of time casting a fish net from the dock and fishing at night near the underwater green light. We took our Ranger Ghost and drove to Cove Harbor for fishing. We had 1 van, 1 SUV, 1 convertible PT Cruiser and 1 Tundra Toyota Truck parked in the parking area and even had plenty of room for the boat. Access to plenty of restaurants was perfect. At night time we would all sit around and visit and catch up on family every night. Dinners were great because we could eat at the large dining table and watch the sun set while sipping wine(s). For the surprise birthday dinner, we all celebrated at Bellino's and had the small room all to the family. This restaurant is literally 2 minutes away. We have frequented Rockport for 12 years and this is one truly "nice" place to stay. Six nights was just perfect for our entire family. God blessed us with exceptional weather which made the stay epic. If you are looking for a large clean house to accommodate a large group of friends or family, I would recommend this property. We will definitely return in the near future.

My family and I stayed 5 wonderful days in this beautiful waterfront home. The house was everything we wished for, large yet welcoming. The property was equipped with everything you could possibly need, pots, pans, cups, etc., etc. Our family totaled 16 people for our visit and everyone were virtually rendered speechless by the amenities of this lovely property. Excellent location with great sunsets. Spacious home. We are a family of four and only used the upper half of the house. Great for two families. Owners are very nice and accommodating. We had a great time relaxing and hanging out. We love Rockport and have found a new place to stay. Thank you!

Our family of 8 adults (plus one 4 yr old) had a fabulous 4 night stay at this home in Key Allegro. We could have comfortably had more and never even used one of the bedrooms. We enjoyed having the split level accommodations so everyone had could a private spot to relax. This house is ideal for cooking in if you choose because of the open floor plan and the panoramic windows overlooking the bay. The weather was ideal, so we spent a lot of time out on the decks where we had lovely open water view of Little Bay. The grilling set up was great and we grilled fresh redfish caught that same day when our guys went out for a half day with a guide. We brought our own kayaks and though we could have put them in right there, we ended up taking them to the Rockport Beach and launching them on the beach. Rockport beach is a great spot : close by, close parking to beach, bathrooms and a little park for our grandson. Shopping and restaurants are all close by. The owners were very helpful answering questions before our trip and even mailed back a favorite jacket we left behind. Everyone had a great time and I would recommend this house for a big family or couples.

Pictures are great but this house in person is AMAZING! SUPER SPACIOUS with enough sleeping for our huge family! Kitchen is fully equipped and open so even with 5 of us prepping and preparing our meals, it was not crowded. The views alone are to die for! Watched the sun set off the balcony and deck! Speaking of deck, kids would not come in with all the fishing from this house's very own back yard! We stayed out and hung out enjoying the breeze and saw Dolphins! It was truly amazing and a great experience! House was fully equipped and had everything we could possibly need! Owners are super nice and made renting a pleasure! Everyone of us CAN'T wait to go back!

Perfect place. There were 8 of us; all long time friends looking for a nice place to get together for a weekend. We needed a house with enough full size beds for us to sleep. The upstairs of the house has a wonderful kitchen and living room to hang out. There is a great view of Little Bay from the upstairs and downstairs porches. We also rented the boat for the weekend and were very impressed with it. Rockport is a great place with plenty to do.

My family stayed here Labor Day weekend. We have already reserved for next year. My family goes fishing in our boat twice a day, so they were not sure about location, but it worked out great. It was very convenient to get to his fishing holes and the non fishing guests loved staying at the house relaxing, cooking in a kitchen that was fully equipped, and taking grandkids to the pool. The views were amazing. The owners were always available by phone if we had any questions or concerns. Thank you for sharing your home.

A group of eleven of us "golden girls" spent three wonderful days here. The home is gorgeous, spacious, and the layout was perfect for our large group - with plenty of seating for meals and visiting. Our group has been meeting twice per year for a number of years, and this is by far the best place we have ever stayed. We can't wait to return.

What a remarkable place to stay, especially for a large group. We enjoyed a "ladies weekend" with plenty of space for 12 adults to sleep and fellowship together. Two decks to enjoy right on the bay!! Though we weren't fishing, this is a great place to do so!! We saw plenty of fish under the green light, and we were thrilled to see the porpoises in the bay! Plenty of amenities in the area. Close enough to everything, but it still feels like a secluded get-away. Able to ride the ferry over to Port Aransas and enjoy a nice lunch. We were on motorcycles and it was great to have an enclosed garage to park our bikes. The great room / living area upstairs accommodates a nice large group for visiting, serving, eating, and a perfect large table to gather together. The owner is friendly, gives efficient and detailed information, and is so easy to work with. Our group has enjoyed two of their great properties and we look forward to returning and exploring more!! Take a group - family...friends...you won't be disappointed!!

I spent Feb 2015 at this property. The house is spacious and clean. The location is fantastic, close to restaurants and shops in Fulton and close to downtown Rockport. I think it has 1 of the best views of the Bay. We enjoyed watching the dolphins moving about in the bay and the many pelicans and herons. Also, the owner was very accommodating and helpful.

I took my family (including grandkids) here over Valentine's weekend and had a blast. This lake house is quite large, with 2 full kitchens, 2 large living areas, 5 bedrooms that would have slept a lot more than the seven of us, and four bathrooms. The beds were all very clean and comfortable and the bathroom amenities were much better than you would find at a hotel; ie, nice soap, shampoo, conditioner, lotion, thick towels, etc. We all had fun fishing, although we only caught a few catfish. There is a ping pong table that added greatly to the fun the grandkids had. There are two large porches and a deck above the boat house, all with plenty of outdoor chairs and a very nice grill. At night, sitting on the boat house upper deck, you will see why they say, "The stars are big and bright, deep in the heart of Texas."

Spring break with the kids and grandkids was a great success and staying at this lovely home was a big part of that. Spacious, well-decorated, and with plenty of "together" space as well as private spaces, the house more than exceeded our expectations. We loved watching the birds and dolphins from the deck and the green light was a big hit for fishing and for watching the variety of birds that came to fish at night. The next time we come to Rockport, we will definitely try to stay in this house again.

We had a great time here. Fished, relaxed and just enjoyed sitting on the beautiful deck overlooking the water. The home was great even though we were just two couples. Very spacious and would be a lot of fun with more people. We highly recommend it. Sunsets are gorgeous. We will be back. Thank you!!

This was way better than what we had imagined. It was so awesome and really fit our group well.

We had friends in town from upstate New York and went to Rockport for fishing and a little rest and relaxation. The house is located in a nice convenient area close to downtown Rockport and Fulton, is comfortable, nicely furnished and has wonderful first and second floor porches with a great view. There is easy access to the water and the deck is complete with a fish cleaning table for the fishermen. The owner provides a welcoming rental which feels like home while you are there.

Loved the house. Situated on the backside of lockport bay. Water was calm and the sunrise/sunset optimal for covered patio enjoyment. The upstairs area has been updated and overall the place is comfortable. Air-conditioning units work great and we all slept well. Views are fantastic. There is a place just across the bay - we rented a kayak, standup paddle board and even a bay fishing boat. Can Kayak to a nearby marina for a casual meal. Not sure if the televisions worked, we had absolutely no use for them!! The hot tub is new and was well maintained. Access to the water can be a bit tricky for swimming so make sure you have foot protection. Overall this place was stellar. Great family vacation - kids (ages 5-10), adults (ages 40-86). See you next time!!!

Mom's 80th birthday weekend party celebrated at this water home was a highlight of our family memories. From our first contact with the home owner to our locking the door behind us as we left, the experience could not have been better. Five families shared this home with it's huge kitchen/living/dining area with ease. Truly a weekend get away that will be treasured by all.

It was our mother's 80th birthday celebration, and we decided to meet here since the accommodations matched our needs. The owner was very cooperative, rules were clearly communicated, and booking arrangements went off without a hitch. Family members came and went all weekend. We loved the open spaciousness in the living room, dining room and kitchen. The balcony was a favorite spot for many to just sit, relax, and enjoy the gulf breeze. We appreciated the "starter items" and variety of spices, kitchen ingredients etc, that were left by previous guests. The home was in a perfect location, near stores for quick purchases. With so many bedrooms, everyone had their own beds and/or rooms. It was really a wonderful weekend for our family! We recommend this vacation home to others!

My cousins and I spent five wonderful reunion days at this beautiful home on the bay. Because of the size there was no doubling up in bedrooms. Best of all, the fully equipped kitchens. We are a family who likes to cook, and for once we were not buying the equipment to do so. There is lots to keep you busy - kayaking, boating, fishing from dock, jacuzzi and community pool. The owners provided me with lots of info ahead of time, including places to go in the area which was very helpful. Best of all relaxing on the balcony watching the world drift by! Thank you for sharing your lovely home with us.

We really enjoyed our stay. Definately 5/5 stars. However, be sure to specify what is included with the house. We all brought our swimsuits and looked forward to having fun in the hot tub. The decription of the house boasts about the hot tub view. But then we were told this was a seperate rental. Other than that we had a great experience and we loved the house.

Staying at this great house made up for the March storm that blew through the area. The house has plenty of room for a group to spread out and such good views from the inside as well as the covered porch and that came in handy this time. The location is unsurpassed on Key Allegro. We loved the new stove and cooked some amazing seafood. The owners go the extra mile to ensure guests have what they need and are comfortable. Our grandkids say this is the only place they want to stay in Rockport and we agree!

We stayed it this home for a week and loved it! I would highly recommend staying in this home, having coffee on the deck in the morning with my wife. Very clean and super spacious .

I live in in Rockport and have a personal Chef Service here, that being the case i have cooked in A LOT of the vacation rentals here in Rockport! So when it came time to book a house for a dual graduation celebration weekend with our large family, I knew just the rental that would be perfect, and boy was it ever!! All of the Texasvacationmemories houses that I have cooked in have always been very well maintained and well appointed without being overly decorated or making you terrified to actually enjoy the house, 35 Riviera was the same. The 2 master bedrooms and 3 other rooms with lots of comfy beds worked great for us, I loved the fact that we could all kinda spread out, grandparents in both masters and nieces, nephews, and cousins scattered throught the other bedrooms and couches. The youngsters had a blast fishing off the small pier and back deck at night and kayaking and paddleboarding during the day, while we "old folks" could enjoy the huge open living area and kitchen and upstairs deck with the phenomenal views in relative peace and quiet, that is hard to do with our crew. It was so fantastic to be able to have all 7 of our kiddos, the grandbabies, and the grandparents of the graduates together in one place instead of being spread out in different hotel rooms, it gave everyone the chance to relax and visit during a very busy weekend. Everyone that we dealt with to make the reservation were absolutely a dream to work with and went above and beyond to make sure that everything was perfect. Memories were made that will last a lifetime. We are looking forward to doing it again next year!

The very best house in Key Allegro for a family vacation! The location on Little Bay is unsurpassed and the owners make sure that all amenities are tip top. Each time we have stayed in the house (4times now) we have noticed improvements to the property so it keeps getting better and better. We love staying here and are already talking about dates for our next visit.

We really enjoyed our stay at this house. It was perfect for our large family. It also had a boat lift and waver runner dock which we needed for our boat and wave runners. We are definitely coming back!

This place is literally 2 different houses in one! The beach at rockport is about a mile away and very kid friendly! Every morning we would watch dolphins from the porch while drinking coffee! We willl be back next year for sure! ✌🏼💜🐬

We had a large family of 16 that fit comfortably! Clean house, nice views. Great location! The fishing off the back deck was awesome! Would stay again!

We arrived in Rockport at 35 Riviera and were very impressed with its location and ease in finding it. The house is big, clean and has a very nice view from the deck. Upon arrival, we had a minor issue with the outside trash bins which were full. Chris and Roxanna quickly responded and the issue was taken care of. It really had to do with the City of Rockport changing the trash pickup day the week prior. Their local liaison, Mike, came over the next day and removed the trash. If you bring your own boat you will really appreciate the boat lift. Keeps your hull from accumulating grime. A/C's worked great. We had 14 in our party and were very comfortable-everyone had a bed. The house is close to the HEB, bait stands and a Stipes- 2 minutes away. Our kids went to the community pool and said it was nice. Overall it is a very nice property and we had a great time.

The house and property was just what we needed for the large group of guests we invited. Everyone was comfortable and the huge kitchen allowed many of us to prepare food all at the same time. There were a few things about the property that need some corrective action for human health and safety. The bathroom on the 1st floor has black mold on the ceiling and broken shower tile at the bottom of the door. The sink cold water handle was broken. Outside at the back of the house at the dock the plant growth was overgrown and interfered with our fishing and the bush with pretty pink flowers had thorns that would poke or scratch as you would walk by other people fishing from the dock. There was only one night fishing light along the whole dock. Some of the deck/dock chairs were broken but the home owner had them replaced quickly. Housekeeping needs to move the coffee table on 1st floor and clean there. We found plastic straws, dry cereal and dry dog food under it when we moved it away from the couch for my disabled spouse. The resident neighbor was very nice and extremely informative about the neighborhood and sites. All that said I do recommend it as a nice vacation stay.

This house was a perfect fit for event hosting 3 families with kids. The kids loved the downstairs game room and we couldn't get enough with the outside deck. We rented the water toys from the owner and had a great time with the kayak's and paddle boards! Owner response was quick and would recommend this unit to anyone looking for a great spot in the LBJ lake area.

Our group comes to Rockport every year for our annual fishing trip! We were overjoyed upon our return to our favorite vacation home in Key Allegro to see how the owners remodeled this home so beautifully. This is our third visit, and once again a very enjoyable experience as we all love to fish and at night the underwater green fishing lights seem to be magic with attracting the fish. The remodeling was the first thing we noticed. Everything is so tasteful, cozy and comfortable. Plenty of room for our group to spread out, especially with another added 6th bedroom. We were thrilled to see that some of our favorite spots the Sugar Shack and Moondog were back in business.

What a perfect home for our family get together vacation. We were even able to bring grandma, who loved the relaxing atmosphere and the new added room for her privacy. We all enjoyed the wonderful fishing, and grandma had so many smiles on her face watching our 8 year old son catch fish from the dock. The green underwater lights make evening fishing and sitting on the dock so very peaceful. Such a private location at the end of a cul de sac. Great eating establishments nearby. We will definately be back next year......maybe even with Grandma.

House was extremely nice and recently remodeled. The outside deck was comfortable and had a wonderful view. Would stay there again. We had 3 couples staying at the house and everyone was comfortable. One more private bathroom would have made it over the top!!

A beautiful home with all the amenities you could possibly need to ensure a lovely vacation. We had 6 couples, no kids for this trip, and we had plenty of room for all. We spent a lot of time on the upper deck enjoying the view or on the lower deck fishing. Night fishing was made easy with the underwater green fishing lights. The rest of the time was spent playing games, watching football and relaxing. The weather was mostly overcast, windy and rainy, but that didn't damper this family vacation whatsoever. This home is so welcoming and spacious that we never felt crowded. It was perfect. We will definitely be back!!

We rented this house for our church's rebuild team and it was perfect for our needs. It easily slept everyone and provided a great place to come back and relax in after a day of hard work. I know our group is not the normal group to rent this house but it will be perfect for any large party! Plus, you just can't beat the beautiful view or the sunsets!!

wow! this home is awesome even in winter! it doesn't matter if its cold or raining outside theres so much space in this home you can deal with it. This home even tho large feels homey. The views are great! I enjoyed waking up in the morning drinking a cup of coffee with my husband and sitting outside or just by the windows started my day off great! So much room for everyone and the two living areas was perfect. This home has everything you need to make your stay enjoyable. Cant wait to stay again! Christina H

The home is easy to get to, on a quiet culdesac, and beautifully decorated. The beds were very comfortable, kitchen and living area was very spacious with great views of Little Bay. It was very close to stores and downtown Rockport. Roxanne was very nice and very helpful in booking the property and our arrival instructions. We had a great stay with no stress! We would definitely stay here again!

We had two families with kids between 7 and 10 rent the house for part of our Spring Break. It was an awesome experience and the house is perfectly set up for one family or multiple families. Everyone had their own space, but the main living room/kitchen area was perfect and comfortable for everyone to be in at one time. The outdoor space and balcony spaces we a great, relaxing way to start and end each day. The home has a beautiful view and sits right on the Little Bay. You just step on your boat if you are there to fish or you can drive anywhere in the Rockport/Fulton area in less than 10 minutes. We will for sure rent this house every time we go to Rockport with the family or with friends that want to fish. It is an awesome house for the family or groups of any size!

It’s tough to find a place to accommodate our big family of 18 but this home had room to spare. We enjoyed being able to congregate around the table for meals or simply all be in the same room to visit. There is even a 2nd living room downstairs for people looking to get away from all the action on the main level.With the fishing dock, hot tub , paddle boards, and kyacks you don’t even need to leave the propetry, however, there are some cute shops & boutiques just minutes away! We have stayed in other properties that claim to have all the kitchen essentials only to get there and have 4 bowls and 2 pots! This kitchen had everything you needed for anything you could think to prepare! It was HOME AWAY FROM HOME!! We had such an amazing time in this beautiful home and made memories we will cherish for a lifetime! We would highly recommend this property and are looking forward to our next stay.
