Q. What Is the minimum age of of adult renting the property?

The minimum age of the guest signing the rental agreement must be 25 years of age to book.  In addition, the total number of people allowed in the home at one time is limited to the number of people listed on the reservation of each property.  Falsely representing the number of people at the property of exceeding the maximum occupancy of the home will result in requiring that the Renter and occupants immediately vacate the property without recourse.  Refunds of any deposits or payments will not issued, and any costs associated with the Renter being evicted will be charged to the credit card on file/or pursued by legal means.

 

Q. What are your check-in & check-out times/procedures?

 

A. Check-in is 4 pm, check-out is 11 am.  Any unauthorized late check-out may be subject to a charge of 1 and 1/2 times the daily prorated rent plus any additional damages incurred.  

 Please respect the agreed upon check-in time you receive in your booking instructions of your stay.  Each property has individual check-in and check-out procedures; with your final confirmation/payment, you will receive detailed instructions for your arrival and departure.  

All properties are inspected prior to your arrival, but we encourage you to inspect the property to ensure no major damage was done by prior guests, which you could potentially be held liable for. Please inspect all rooms when you arrive and inform the owner or management of any damage you observe before you settle in and within 6 hours of your arrival.

 

You will be assigned an access code for door entry through the personal email you provided at the time of the booking.

 

Q. Are your properties pet friendly??

 

A.  Yes all of our properties are pet/dog friendly; please inquire about the specific property you are interested in. An Additional pet fee is required.  If you bring your pet, please remember that you are responsible for controlling excessive noise from your pet.  Excessive noise may result in early termination of your rental agreement.  We also kindly ask that you keep pets off ALL furniture.  

 

Q. What is the maximum number of people allowed?

 

A.  All our homes comfortably sleep specific numbers of people, combining adults & children.  Please take a look at our full floor plans of each of our properties as we want your group to be as comfortable as possible.  

 

Q.  Are sheets/linens included?

 

A.  Texas Vacation Memories homes are self-catering properties.  We provide our guests with a starter supply of essentials such as toilet paper, paper towels, garbage bags, dishwasher soap and laundry soap.  Guest are responsible for supplementing these with their own supplies.  Grocery stores such as HEB and Walmart and within a short drive of the home. All linens including sheets, bath towels, and kitchen towels are provided.  We do not provide Beach Towels.  Linens and towels provided by the Owner are not to be removed from the property.

 

Q.  What payment types are accepted?

 

A.  We accept Visa, MasterCard, Discover, and American Express.  An additional processing fee of 3% will be charged to use an American Express card.  Personal checks are accepted, however a credit card is required to secure reservation for security deposit. 

 

Q.  What is your payment policy?

 

A. 50% of the total rental amount is required for confirmation of reservation.  The remaining balance is due 10 days prior to your check-in date.  Reservations made less than 14 days prior to arrival will require payment in full.  

 

Q. Is smoking permitted?

 

A.  Smoking of any kind including Vaping is prohibited inside all of our properties and may result in forfeiture of your deposit if not adhered to.  And, additional cleaning fees to remove stains and/odor will be charged to guests who are found to be in violation of these policies.

 

Q. What is your cancellation policy?

 

A.  We like to call this our "rescheduling policy".  Any funds that have been collected by us will be applied toward another time/available date(s) when your vacation can be re-booked.  

 

Q. Are events or parties permitted?

 

A. Partying is not permitted at any of our properties without manager's prior consent.  Any such gathering such as a birthday, graduation, wedding, reunions, etc. requires prior authorization from owners.  Failure to do so may result in immediate eviction.

 

The above are common/general questions & guidelines.  Please note that upon booking, guests will be provided a comprehensive Vacation Rental Agreement outlining all terms and conditions for your stay.  This agreement must be agreed to prior to final reservation.
